Does the house need to be Vacant to stage ? Yes, we specialize in Vacant Home Staging.
What rooms do you stage ? Typically we stage the Living Room,Dining room, master bedroom and master bath. These are the rooms most buyers are drawn to when viewing a home. However, we will happily stage any room you want!
What is your pricing ? Pricing varies, our base price is $1350 which includes staging the living room, dining room, master bedroom and master bath. This base price also includes moving and delivery of furniture and decor, room configuration and design, and de-staging. Pricing can increase depending on the number of rooms to be staged and the size of the house.
Do you clean the house before you stage it ? We are not responsible for the cleaning of the home. Cleaning needs to be done prior to the staging. We take pride in only using clean and disinfected furniture and accesories for our staging. Buyers notice things like dirty baseboards, smudged windows and mirrors, and unvacuumed carpets . We don’t want an unclean space to distract from the homes features or potential.
Do your rent the furniture for staging ? No, We own all of our inventory and choose the pieces that will compliment the style of each house we stage.
Do you use movers to bring the furniture in and out of the homes ? We move and transport all of our funiture and decor ourselves.
How quickly can I have a house staged ? We typically ask for a week in advance in order to visit the home for the initial consultation, prepare a bid, design the rooms, gather funiture and decor, and coordinate with the sellers and realtors if needed.
Who pays for the staging and when is it due ? Sometimes the Realtor pays for staging as a way to market the property for their seller. I have also had the Seller pay, or sometimes the Realtor and Seller share the cost.
Who needs to be at the home when the staging takes place ? We ask that the home be vacant if possible. We have found that we are much more productive if the sellers, owners or agents are not present. We usually receive a lockbox code or key to access the property.
How do you hang wall art or decor ? We use nails. We have tried command strips and other wall adhesives but they are not strong enough and pictures and art and have fallen off the walls. We have also found that the adhesive can leave marks or residue on the walls and damage the paint.
What happens if the house goes into contract when the staging is in place ? This is VERY common ! Most of our staged homes go into contract with a week or two, sometimes even days! The staging is good for 30 days. Most of the time, the realtors or sellers want the staging to stay in place at least through the Inspection period of the Real Estate Contract. However, we can de-stage at any time, we just need to know about 5 days in advance.
